Won't Install - Error Code 6005

I am trying to install the evaluation version, but I keep getting Error Code 6005 telling me to delete the files in the temp directory. I've deleted everything I can, but most files won't delete as they, "are in use by another person or program". I am the only one logged on the server and I have no idea what is controlling the files. Any suggestions on how to deal with this?

Hello,

What version of the program are you trying to install in detail? What operating system are you using exactly? Are you working with administrator rights or in a restricted user account?

It's Windows Server 2003. I am logged on as an Administrator. The download is labelled Build 5.5.1 of February 12, 2007. Here is the error:
